Title Documents: It is a very important document which is required to buy any land. This document contains three types of deeds: sale deed, gift deed and conveyance deed.

 

      Sale Deed: Sale deed is the document which verifies that the property you are buying the person has bought from whom? It establishes the ownership of the title of the property. You need to check this original document and register the sale deed in the Sub-Registrar’s Office of the area where the property is located.    

      Gift Deed: Sometimes people don't have a sale deed because they are gifted this property by their loved one. But in this situation they should have a gift deed and you can check this.

      Conveyance Deed: When a person buys any land from a Government instrument then they have conveyance deed. But keep in mind before buying property check the original deed document.

   

Channel Document: This document is really important because it contains all the information about property. It shows where the property started selling out from one person to another. It shows person-x sold the land to person-y and person-z bought this land from person-y, so that means the channel document contains all the details of property buying and selling.

 

No-Objection Certificates (NOC): NOC document is the permission letter or statement which is given to a person for their land, so that he could go ahead with construction on his land. NOC must be availed by 19 NOCs. The number may vary according to specific state rules. Ask your dealer to provide you with copies of these NOCs for your personal record. Suppose, if you do not have an NOC from the Electricity department of your state then you will not be able to receive electricity to your land at all.

 

General Power Of Attorney: This important document is required to prove whether the sale or purchase of a particular property is being done by an authorised person on behalf of the owner of the property. This has to be produced in original for getting a home loan.    

 

Encumbrance Certificate: This certificate is required to prove that land or property does not have any mortgages or outstanding amounts. Banks also ask for this document before they grant you a loan. This certificate contains all the details related to the past transactions of the property or land. In India, you can know about these things from the registrar office after filling Form no.22, a Form 15 is issued if a property has any encumbrance registered on the land. Otherwise, a Form 16 will be given to the owner, that tells there are no encumbrances. If you are buying huge land then hire a lawyer.

 

Allotment Letter:  An allotment letter is also an important document required for getting a home loan. This letter is issued by a developer or the housing authority. An allotment letter is issued on the letterhead of the authority while a sale agreement is documented on a stamp paper. This letter is issued to the first owner and other owners can ask for the copy of the original letter from the seller.

 

Occupancy Certificate: An occupancy certificate   certifies that the construction on your land or your property has complied with the approved plans which is issued by local municipal authorities or the building proposal department that shows you have built your property according to the sanctioned plans. Once your home construction has been completed then it is ready to be occupied. If you buy huge land and build a building on it, then you need an OC. Without an OC, your building has not been awarded a ‘pass certificate’.

 

Sale Agreement: The sale agreement contains all information about the plot like, plot specifications, terms and conditions, the possession date and the payment plan. The sale agreement is the letter for the developer responsible for the completion of the property. This document has to be produced in original for land or property purchase and getting home loan.    

 

Possession Letter:  Dealer provides this document to the buyer. Your dealer gives you this letter mentioned date and grants you possession of the property or land. The original copy of this document has to be produced for getting a home loan.

 

Mortgage: A mortgage is usually a loan sanctioned on property or land. While buying any land keep in mind that the property is not mortgage. When you are in the session to register your land then make a title document or income tax certificate to get to know about mortgage land.

 

Payment Receipts: This is one important thing to keep in mind, whenever you are buying a land or property. If you are buying a new plot project then collect all the original payment receipts from your dealer.  If you are buying a resale property then ask for a copy of receipts from your seller that you could provide to the bank further.

 

Tax Receipts: This is also an important and helpful thing while buying a property or land. Local municipalities take the taxes on land and the property owners have to pay taxes. When you are buying a land then make sure your previous occupier/owner has paid all the property taxes and there are no pending dues. Tax receipts are also helpful to know the legal status of the property and you will be safe from paying tax liabilities. This also confirms the exact information about the land's owner.

 

Utility Bill: While buying a property or land you need to check all the utility bills of land are paid by your previous owner.

 

Mutation: This does not tell you all the details about land's owner but this is the additional evidence. Whenever you are buying a land then please verify your previous owner name in the Government documents or local record of your area. When you are buying the land then register your name in government documents.

 

Registration of land: This is the final and most important element for buying a land. While buying a property or land when all the meetings and document verification has been done between buyer and dealer then the next procedure is to register the land. Registration of the land is a full and final agreement signed between two parties, you and your dealer. Once a property is registered to your name, that means now you are the owner of the land.
